The Regional Manager works to ensure that the assigned properties perform in accordance with corporate expectations. This will be accomplished by providing leadership and managing Community Managers, and other staff while maintaining a high level of market awareness in order to interpret and anticipate trends and implement strategies that maximize profitability in the assigned region. This position reports to the Regional Vice-President.Main Job Tasks and ResponsibilitiesMust have exceptional leadership skills and be able to coach, train, manage, and mentor Regional and Community Managers.Frequent travel in TN region to assigned portfolio of properties.Works to ensure that the assigned properties perform in accordance with corporate expectations. Monitor property financial/quantitative performance on an ongoing basis. Addresses performance issues immediately by working with Regional Managers to build a plan for correction.Regular property visits to ensure the highest levels of curb appeal, office and maintenance operations, and competitive market positioning.Audit resident files on a regular basis, paying attention to proper documentation ensuring compliance procedures are being followed.Oversee day-to-day property operations and monitor revenue and expenditures.Makes recommendations for physical repairs and/or replacements.Ensure all properties observe safety regulations and are 100% compliant.Regularly evaluates market conditions and property comparable'.Periodically reviews rental applications and lease forms for accuracy and compliance with established policies and procedures.Supervises rent collection in accordance with policies and procedures manual.Approves and monitors rental rate recommendations for new leases and renewals based on current market information.Reviews all monthly financial reports.Assist in property acquisitions and due diligence.Create and successfully implement capital and operational budgets.Attend all scheduled inspections and reviews.Key CompetenciesMinimum of five years' experience in a Regional Manager role and leading teamsStrong computer, analytical, and problem-solving skillsDemonstrate ability to multi-task and meet various deadlines.MS Office, Strong skills in Excel and knowledge of accounting software, and proficiency with Resman is preferred.Travel is Required.
